A developer’s design directives were to transform a 1948, one story, two bedroom, 900 square foot house into a two story, four bedroom house with a exterior character akin to its Laurelhurst traditional neighbors. Side yard setbacks restricted expanding the first floor to an additional thirty four square feet at the dining room and thereby required the new second floor area to approximate the first floor area. Simple gabled roofs diminish the addition’s bulk and provide similar proportions to its context. Large roof overhangs, knee braces, shingle siding, divided lite window and door sash, and over scaled exterior columns, beams, and balustrades render the original structure with a Craftsman style appearance. The house to site relationship is strengthened by adding walkway stairs, a front porch for outdoor sitting and dining, and new living room and dining room window openings to maximize views to both street fronts.
